Marketing Strategies That Turned a Signing Agent into a Six Figure Success

Cathy starts by simply googling "title agencies near me" to identify potential prospects in an area she is looking to market her notary loan signing business.

Additionally, she drives around local towns and will note the names of companies she comes across and emphasizes the importance of targeting companies with websites in order to do research on the prospective clients that you’re looking to market.

Cathy will also utilize other social media and the search bar in Linked in and type in searches like:
  • title company
  • title and escrow
  • real estate agencies

Remember that Google Business Profile works both ways.

Other mortgage professionals or anyone looking for a notary will also be searching in Google so be sure that you have your Google Business Profile set up and optimized in order to get notary business near you.

Overcoming Nervousness and Handling Objections

Despite her success, Cathy admits that she still experiences nervousness when approaching potential clients.

However, she acknowledges that taking action is crucial and that failure to do so means missed opportunities.

Cathy encourages signing agents not to overthink the process and reminds them that without making contact, clients cannot reach out.

She advises being prepared to handle objections and emphasizes the significance of one successful encounter, as it can open doors to future opportunities.

The Power of Loan Signing System Gratitude Bags

One of Cathy's marketing tactics that she learned through Loan Signing System is using her gratitude bags.

These are some of the things she adds to her marketing gratitude bags:
  • Personalized company logo on the outside
  • Business card
  • Flyer detailing her services, and even a QR code for easy access to her Google Business Profile page.
  • Treat (donuts were for delivery on this trip)

With a minimal cost of under $3 per bag, this strategy has proven effective in making a memorable impact and has new clients calling her back.

Cathy's Signing Agent Marketing Stops and Follow Up Process

Stop #1: Title Office

Lights are on, but no one was in the office. Figured staff was on possibly on lunch.

Stop #2: Real Estate Attorney's Office

Spoke to the attorney next door who then walked Cathy over to the Title Office. 

Cathy was able to meet the assistant and give her the gratitude bag with her contact information. 

She also let the attorney know that he can request his own notary and he was actually unaware of this information - the attorney is now a potential client. 

Stop #3: Title Office

This is a mother and son team who happened to have a closing as Cathy walked in so she had to be quick but she left with a business card and they let her know to send an email. 

​Stop #4: Realtor’s Office

This was the first time Cathy has marketed to a real estate agent office.

​The realtor let her know that he does have notaries in-house and a lot of family who are notaries but Cathy let him know that she does speak Spanish and Portuguese and he seemed interested so she will follow up again a month after.

Cathy has her method to each and every client she visits.
  1. Initial Point of Contact: Once she visits the office she already has their information to follow up

  2. Next Day Email: Thanking them for their time and giving more information about your company and how you can help them in their business.

  3. If Response: Cathy will arrange a set time for an in person coffee date or meeting

  4. If No Response: Cathy will follow up with a call or email 8 days later
    ​
  5. If Still No Response: Cathy will show up in person a week later
